BRATISLAVARED

Bratislava is booming. Numerous new construction projects are changing the city’s image. Re-development work to create a new residential and working district on the premises where the traditional Stein brewery used to operate is just one of these many projects. The construction site for one particular office building posed an especially challenging task as its location was at the corner of the plot and at the intersection of two main access roads into the city centre. This entailed implementing special insulation solutions to combat noise and lighting strategies to tackle the site’s angular shape. The location, not only on the threshold to the new district but also close to a cultural heritage site and the old brewery tower, meant due respect for the history of the place was crucial. A building in this position must fit in and stand out at the same time. It must embody both old and new while complying with a large number of technical requirements. So what was the appropriate form and size for this place? The architect Ivan Kubík has chosen an open structure in reinforced concrete with a glass façade and, at eight-storeys high, adapted to fit in with the neighbouring buildings. He has reduced the building to five-storeys where it comes in connection with the brewery tower and set the upper two floors back from the line of the façade. This gives the old tower more breathing space and enhances the external effect. On the other side, the office building has been scaled down to blend with the new residential development and to allow a more sunlight into the courtyards. The so-called Stein 2 Office has 11,000 m² of office space and another 900 m² of retail space. The architect has accentuated the exterior by opting for a dark glass façade and the distinction between it and the white rendering on the old tower is striking. The ALUCOBOND® composite panels in Vintage Corracero B give the building a local reference because their colour and the surface structure are reminiscent of Bratislava’s different architectural eras and one ever present and dominant colour: the orange red of many old town roofs and the rusty red steel of the old weathered Soviet buildings.
