Customised not commonplace

In the 1960s and 1970s, industrial, serial prefabrication facilitated large; functional living space for a small budget and very quickly. But even then the first mass housing developments suffered from the stigma of monotony, anonymity and social exclusion. Later on, when many of the buildings were getting older, anyone who could move out did so. And this was indeed the case at a residential complex on a hill on the outskirts of the city of Hagen in Bergisches Land, in North Rhine-Westphalia, Thirty years after completion, 40 of the 175 flats were standing vacant. Only a complete refurbishment and a major image makeover could do anything to rectify the situation. The original floor plans were good so no big alterations were made. The exterior, however, was renovated to fulfil passive-house energy standards and the architects also radically modified how the façade looked. The architects did away with the unattractive modern architecture and opted for a classical façade design. They divided the height of the building into a base floor, the piano nobile and top floor, and created a façade with a historical character. They clad the existing building in large-format ALUCOBOND® panels with wide joints, formed narrow cornices in the base section and pilasters on the upper floors. The architects also divided the large development into individual blocks varying their colours using ALUCOBOND® panels in warm special colours. Each block was fitted with an elegant entrance, featuring a generous porch roof and a glass stairwell with brass coloured profiles and ALUCOBOND® cladding in the same colour. The entire exterior space was also given a new topography with granite paved pathways creating a new impression. The architects are daring enough to try something new and whimsical: a frieze-like mountain scene is printed on the top storey façade. The delicate, sepia mountain scene is a reference to the mountains in Bergisches Land, which, at least for the local population, are just as important as the highest mountains. Architecture purists may turn up their noses at the historical associations, but old and new residents alike appreciate that they have been taken seriously in their desire for quality which is customised not just commonplace.
