Positioned where Grasweg meets the IJ, on the edge of Buiksloterham in Amsterdam North, KAAP occupies a site defined by the area’s former harbour industry. The project brings together five freestanding residential buildings and a circular pavilion within a park-like landscape. Rather than forming a continuous frontage along the waterfront, the buildings are set apart and slightly rotated, allowing daylight, sightlines and routes to pass through the site.

Powerhouse Company designed Coast and Verde, two buildings positioned at opposite ends of the ensemble. Their placement gives definition to the composition and mediates between the urban edge of Grasweg and the open scale of the IJ. The architecture is rooted in the material character of Buiksloterham: black steel, green-tinted glass, strong horizontal lines and generous outdoor spaces.

Coast and Verde take the harbour loft as a typological reference. This is translated into open, flexible apartments, large window openings and a clear relationship between interior space and the waterfront. The steel-frame structures refer to the logic and proportion of industrial halls, while the façades give the buildings a robust and legible expression.

The design is organised around the transition from city side to waterside. Entrances are located towards Grasweg, giving the buildings a clear address. Towards the IJ, the façades become more open, with balconies, roof terraces, corner glazing and horizontal windows that frame long views across the water.

Inside, flexible layouts, tactile materials and generous glazing create apartments with a contemporary loft character. Coast and Verde connect the industrial context of Buiksloterham with the spatial quality of waterfront living: grounded towards the city, open towards the IJ.
