ENGINE OF CHANGE

Oslo is booming. An ever growing demand for accommodation and the ensuing explosion in property prices means redevelopment of existing housing stock and densification is essential. In Ensjø, just three subway stops from city centre Oslo, an opportunity arose to convert a disused locomotive factory and the surrounding land into a site for new homes. However, a residential complex in such a central location has to be a high density development. By a skilful and effective use of the space available, 4B Arkitekter successfully created not only a great deal of actual accommodation, but also a lot of communal areas and outdoor green spaces. They also developed a variety of floor plans, sometimes rather unusual ones, to suit diverse user groups and to facilitate a good social mix. The converted locomotive shed stands at the centre of the site and is the setting for loft and maisonette flats. The architects added a six-storey extension to the existing shed and adopted some of the old factory’s industrial features. For instance, they included high ceilings, large perpendicular windows, and duplex-style floor layouts with galleries, dark steel flooring and stairways. The architects also selected the colour for the new building’s façade, taking their cue from the bricks in the old one, and chose cladding made of large-format naturAL Copper ALUCOBOND® panels. Despite the similarities in design approach, the contrast between the gleaming new section and the rugged old part is obvious, like a brand new engine hauling the old factory and its entire site into the present. New brick-built buildings stand protectively around the historic structure: shops and offices are located in the slightly wider base section, flats with large terraces and balconies are place above them, and at the very top on the roof, there are communal roof gardens. The site’s industrial history is echoed by the new buildings' dark brick façades and large windows divided by traditional glazing bars. The end result is a design which has produced a cohesive, dense and high-rise neighbourhood. Thanks to good space and floor plan management, there is a healthy balance between communal or public areas and private or individual retreats. This equilibrium is what makes density and diversity so compatible in the first place.
