Molengebouw en Riffellokaal

De Meelfabriek is a former industrial factory site transformed into an accessible complex with mixed use. The project combines industrial heritage with high-quality apartments, social housing, catering, retail and culture.

The Molengebouw (1947) and the Riffellokaal (1937) are two national monuments that are part of the redevelopment of De Meelfabriek. Both buildings were originally used for milling and processing grain and have been converted into contemporary loft apartments.

The design goal was to preserve and enhance the impressive and visible steel structure of the original landmark, while creating a distinctive post-industrial aesthetic for the residential lofts and commercial spaces. The newly added penthouse spans the two national monuments, of which the visible steel and glass construction is an important architectural ornament.

The design also focused on preserving the integrity of the original facade, in which the brick facade and the existing recesses were leading. The brick facade and steel structure - including beams, columns and joints - underwent a painstaking restoration process. The facade was insulated on the inside. The original slender window frames have been restored and fitted with insulating glass.

The original wooden ceilings were retained and remained visible, while a layer was applied at the top for stability and all pipework. This layer has an insulating effect and also contains underfloor heating and cooling.

The added volume on the roof consists of a steel structure to support the aluminum curtain walls with triple glazing, in combination with a wooden structure for floors and roofs. The two original buildings each got a new stairwell. This allowed lofts to be formed with great views and daylight. The divisibility of the spaces remained very flexible. Combined with the customer-oriented approach to match personal wishes, this resulted in fewer renovations immediately after completion.

For example, various options have been sought to minimize the impact on the environment. In principle, the project gives priority to the reuse of existing materials, which saves energy and raw materials that would otherwise be needed for new construction. High-quality insulation of walls, floors and windows without affecting the monumental character. Moreover, the monuments are completely gasless. A heat pump system is used in combination with our own soil sources.

The design of the commercial spaces on the ground floor is aimed at a diversity of activities and shops, in favor of the liveliness of the entire location. In addition to commercial parties, local, inclusive community activities are also accommodated here through a tenant such as Gemiva.
